- Meeting Notes
- Penske would like to build a 63000 sq ft Porsche dealership. They already have an Audi/Merceds-Benz dealership nearby just south of the intersection of Stonecroft Blvd and Rt 50.
- There will be no access from Stonecroft Blvd, access will be off Pepsi Place. They do not plan on using Pepsi Pl for loading. all will be done all on the lot.
- The facility will be sleek with a high-end look, as well as Leed-certified
- This is a thin lot, so they will build a three-story (40-feet high) parking garage (330 spots — half of Pohanka, 1/3 of Toyota/Nissan; there will be no visible garage doors from the front of the facility. The garage will be configured for
- 1st level — service vehicles
- 2nd level — new cars
- 3rd level — new cars and employee parking
- They will have six electrical vehicle chargers — the rollable devices can charge two cars 250 miles in 15 minutes
- As Porsche is considered a high-end brand, they plan for 30 people per day or one-tenth of a normal dealership expectations. Similarly they expect a Lower number of cars sold per month, in the range of 50-100 vehicles.
- Landscaping: The lot is planned for 20% open space. The existing off site pond adequate for this lot as well
- If approvals are granted as planned, they will break ground in April or May 2019 and open in spring 2020
- Recommendation: The members voted unanimously to not oppose and/or to support this application contingent on final staff approval..

- Proposal Details: Construction of a maintenance and warehouse facility needed to maintain Fairfax Water's system. The facility will house staff responsible for repairing water main breaks and performing other distribution system maintenance. It will include a warehouse for water system materials and vehicle maintenance facilities for Fairfax Water fleet vehicles and equipment.des and additions to the existing Pohanka Lexus, Pohanka Acura and Pohanka Chevrolet dealerships. - Meeting Notes
- Current side is insufficient for use, needed new location for additional uses. This parcel has an I5 zoning
- Will be used for warehouse/crew dispatching/meter distribution/pipe storage. Fleet vehicle will be in back of building, loading in front — less frequent.
- Although there are planned three entrances on Willard Road, they will use only the center and right ones, center full turn, right — right in/out only.
- Site has forty-six foot difference between front and rear of site — steep slope.
- They will need access management exception from VDOT. Will commit to either sidewalk or trail along Willard Road frontage.
- They will maintain a tree Buffer of 50 feet next to church to the west.
- The site used for non-peak time trips — therefore no traffic study required.
- They expect that there will be about 70 employees on site.
- Property will be fenced for security purposes — decorative — retaining wall as part of security.
- Fairfax Water will design the facility to reflect a corporate look rather than a warehouse look.
- Once up the driveway entrances, the lot will be flat — there will be 12-foot retaining wall, the roofs of the vehicle storage sheds will be higher than the retaining wall, and the roofs will be visible from the school bus storage lot.
- There will be fueling and washing of fleet trucks.
- Draining system feeds into retaining pond to north that will be adequate for this site.
- Water quality measures include handling of cleaning/fleet maintenance activities.
- Application has not been filed, it is expected to be filed by the end of the month; it may take a year to process the application.
- Results: The members asked that they come back with more developed plans discussing water quality and water quantity
- Old Business:
- Luck Stone
- Discussion with Fairfax Water regarding the luck stone quarries as a water reservoir. There's no way to get water in would have to rob Occoquan Reservoir — not practical
- Will be using the Vulcan quarry which is near the Occoquan dam and more convenient
- Luck wants to remove reservoir from their proposal — possibly still have water for recreational use.
- The north pit (smaller of two) will stop being used within five years, the south pit 15-20 years left.
- Next month's meetings will start at 7 PM in the Sully District Governmental Center Front Meeting Room, 4900 Stonecroft Boulevard, Chantilly, VA, 20151 unless otherwise noted

We are representing a client (CH REALTY VIII-JLB MF FAIRFAX TRINITY, L.L.C.) in their efforts to obtain a Comprehensive Sign Plan for their new multifamily community located at 5865 Trinity Parkway in Centreville. The specific property tax map number is: 054 4((15)) 0012 A. We submitted our CSP application in late August 2018 and are scheduled to receive our first round of County staff comments on or about October 23rd . Assuming staff comments are not significant, we should be able to revise our application quickly and be ready to present the CSP in mid-November, or anytime thereafter. Our current schedule has us at the Planning Commission at the end of January or early February.

I represent Jon Hickox and Bull Run Winery in connection with a SE application for a Farm Brewery on property adjoining the winery with separate access from Bull Run Post Office Road. Our application has not yet been formally accepted by the Planning Office but we are responding to check list items to secure formal acceptance and are planning to resubmit for formal acceptance before the holiday.
